Support Ministry Team subgroup: Property oversight

Old business

Ø      Durkee Street rental property discussion concerning use as an art studio:

o        Insurance – FELC has a renter’s policy, which does not cover the personal property of artists.

o        Basement still needs cleaning and new light bulbs.

o        Pastor Detweiler will oversee artists using the lower level art studio facility.

Ø      ARL has completed the installation of rain gutters on the north side of the NS carport.

Ø      Building security – tabled.

Ø      Central Temp has completed the work on AHU 6 at the NS:

ü      Replacement of the existing motor starter due to a burned power leg connection.

ü      Installation of 3 separate dampers in the existing combustion air duct. There are no existing dampers, which has caused frozen pipes on 2 different occasions.

Ø      Corcoran Glass invoice for the DS safety rail project will be paid. John N. will pick up the posts and hardware, which will be stored at the DS to continue the project at a later date. 

Ø      Scott Bastein of ARL, a Boldt representative, John Notebaart and Jenell met on Tuesday, Feb. 12, to discuss leaks in the NS sanctuary, cupolas and flat roof. Committee discussed the repair proposal for the cupola: Boldt would supply the crane and crane operator for $200 per hour for the crane and hourly wage of operator; Scott Bastein of ARL would do the necessary copper flashing repair and inspection; Pella window would reseal perimeter of windows.

A decision was made by the committee to proceed with the necessary repair. Jenell will make the contacts to proceed with this project.

Ø      Committee approved replacing a broken downspout at the DS. This was due to ice buildup. ARL will install a larger flashing and replace the broken downspout when the weather permits. A heat tape will also be added to this area to alleviate this problem in upcoming years.

Ø      Update on NS sewer and water installation: No recent contact has been made. Brenda will contact John Barts, Martenson & Eisele, for direction and time line for this project.

Ø      Brenda reported on the repair cost of the DS organ room. Total cost came to approximately $5,000.

Ø      Committee continued discussion on the hiring of a DS maintenance person.

 

New business

Ø      Committee reviewed information concerning the upcoming public hearing notice for the proposed zone changes concerning the area around the NS.  Following discussion, the group decided it was not necessary to have a FELC representative at this meeting. 

Ø      Jenell reported two leaks at the NS due to ice and snow:

o        Front office entry, on ceiling

o        LL youth room; water came in under door

Scott, from ARL, inspected the office ceiling leak, chopped away ice and snow on roof and in rain gutter and suggested heat tapes to prevent this in upcoming years, same for the flat roof in above the NE corner of the Sanctuary.

Jenell used a wet vac to take up the water in the carpet in the youth room. Will run fan until it is dry.
